what do I need to sell?

If selling is the right way to go, before we can begin marketing your property, you will need to arrange to have a contract for sale prepared.

Your Solicitor or conveyancer can attend to this on your behalf.

This document contains information which relates to the title of the property, council zonings, including land size, sewerage diagram, survey certificate (if  required) and the general terms and conditions required by you for the sale of your property.

Without this document and a signed agreement between yourself and your agency, no promotion or marketing, of your property, can take place.

When choosing an agency to market your property, please make sure you invite about three different offices to give you market estimations.

Your choice of agency is very important, for without the correct promotion, marketing and communication, you may cost yourself thousands of dollars.

Correct preparation of your property will help ensure you achieve the maximum sale price.
When appraising your home we can give you sound advice regarding presentation and maintenance. Sometimes home owners consider investing money into their home prior to putting it on the market. Consult us before you do because often in the short term this investment may not bring extra financial gain.
In some instances the money spent will just enhance the features of the property and attract the right buyer and the right price.

SET THE SCENE

Fresh, clean, and inviting.

walk around your home and list the little things that you think need attention, if you notice that attention is needed so will the buyers, remember they have a checklist for what they are looking for.

let there be light.......most buyers prefer homes that have good natural light and of course not all homes have every room this way so it is essential to make sure that you let the light in-
Open up the blinds and external awnings ensuring they are clean and in good working condition.
Lights - Light bulbs in every fitting.

Inside-
Clean walls and flooring, windows and screens, light fittings and ducted air vents.
Bathroom and laundry no matter what the age of the bathroom if it is sparkling clean and tidy this will appeal to all.
Kitchen spring clean the pantry, stack all the empty plastic containers, clean oven, and all cabinets you will be surprised at how better you feel knowing its all done.
Linen & storage cupboards, robes, sort through them and sort through and tidy.
Good ventilation-prevents a build up of smells so ensure that your home is well aired to give a feeling of freshness. Try and avoid strong air freshener’s because like pets many people are sensitive & or allergic to them. Keep fragrances to a minimum.

Keys- Check that you have keys for all doors and window locks, once you have them all sorted a good tip is to photocopy them all and write down where they all belong and how many of each.
Good smells-
Coffee recently brewed, freshly cooked bread, chocolate chip cookies or cakes not only smell great they look good on the kitchen bench and show a functional working kitchen.

Great Visuals-
Fresh fruit (kitchen or dining),
Flower displays (kitchen or living rooms) and lush or striking potted plants (near front door is always appealing).
  
Declutter-
A picture says 1000 words.....
Minimize the amount of furnishings and toys that are needed on display, there is no need to remove all personal photos this gives a home that personal touch. Remember we are selling the structure not the furnishings. The easier it is for buyers to move freely and comfortably though your home the better. We can help you determine what's needed to effectively enhance your marketing photos; you will be surprised how small changes can make a big difference.

Outside-
Let’s start at the front boundary.
How does your home look from the street is the mailbox clean and secure, fences and gates.
Driveway and paths are there any hazards walking?
Gardens and lawns kept trimmed and well maintained, fresh mulch and removal of dead plants help with presentation.
Now’s the time to remove anything under the house, old building materials, timber ( attracts white ants)this way in the event of a sale its presents well for a building and pest inspector.

Swimming Pool-
It is essential to have your pool looking its best, green pools scream I am a problem.....
There are many reputable pool companies that can maintain the pool on a monthly basis, this is a service I would recommend to all who haven't the time or aren't sure what to do with the pool.
